Dion’s Pizza under construction in Las Soleras development

Next in line for the 14-acre commercial cluster at Las Soleras Drive and Cerrillos Road will be Dion’s Pizza and Fresenius Kidney Care dialysis center.

Fresenius will go into the just-completed 6,000-square-foot structure next to Dollar Tree and the Murphy Express service station. The opening is expected sometime in spring, said Hisham Zurgani, director of operations at Fresenius.

Skarsgard Construction of Albuquerque started foundation work in January on a 10,500-square-foot commercial building on Cerrillos Road between Starbucks and McDonald’s that will house Dion’s Pizza and likely two other tenants, owner Gordon “Skip” Skarsgard said.

The Dion’s building should start going vertical in mid-February, with a summer opening expected, Skarsgard said.

The Dion’s would be the second for Santa Fe after the location at 2014 Cerrillos Road and St. Michael’s Drive opened in 2005.

“Our current Santa Fe location has been remarkably successful and many fans have expressed interest in a second location,” Dion’s CEO Mark Herman said in a news release. “Santa Fe is showing strong signs of growth and the south side is home to many young families, and we are excited to serve them.”

Dion’s has grown to 23 stores in New Mexico, Colorado and Texas.

Fresenius Kidney Care has two dialysis centers in Santa Fe, both near Christus St. Vincent Regional Medical Center. The hemodialysis center has been open since 1984, and a patient training center for home dialysis was added in 2012.

The new Fresenius location will be near the new Presbyterian Santa Fe Medical Center. It will have 13 dialysis stations that can provide treatment to up to 78 patients, according to information provided by the company.

Skarsgard is the master developer of the 553-acre Las Soleras development along Interstate 25 and Cerrillos Road that includes the Presbyterian Santa Fe Medical Center, 300 homes built by Pulte Homes plus another 226 homes planned. In addition, there’s the Veterans Affairs outpatient clinic, a Spectrum Retirement Communities assisted living community under construction and the commercial development along Cerrillos Road at Las Soleras Drive.

Skarsgard and his sons, Jason and Josh, also have sold 24 undeveloped acres within the Las Soleras development to TLC Plumbing of Albuquerque, which might be adding big-box retailers to the mix, Jason Skarsgard said. This acreage is directly behind Starbucks and McDonald’s.

“There will be more chain restaurants,” Jason Skarsgard predicted. “There will be big boxes. There will be an office complex.”
